We poll iCal feeds every 3–5 minutes. During checkout we hold the slot for 5 minutes. If an external booking overlaps, we email you and your guest with resolution options. Maximum risk window: about 10 minutes.
Which booking platforms does SubletManager sync with?
Airbnb, Booking.com, Vrbo, UKCaravans4Hire, Expedia, Hotels.com, and any platform with an iCal feed. Imports every 3–5 minutes. Direct bookings export via a signed iCal URL you paste into each platform.
How does tourist levy calculation work?
Calculated at checkout based on your unit’s location. Supports percentage, per-person-per-night, and hybrid models with caps. Export CSV for council remittance with a full audit trail.
How do damage bonds work without charging guests twice?
We use Stripe pre-authorisation holds. If no damage, click “Release bond” and the hold disappears. If damage, capture full or partial amount from the hold. No refund delays.
Can I use SubletManager without a website?
Yes. Calendar sync, automation, bonds, and tax reporting work without a website. Add the booking widget later with one line of code if you build a site.
What happens if I exceed my plan limits?
We never block bookings. If you exceed Free plan limits, we’ll suggest upgrading. If you add more caravans than your plan allows, we’ll prompt you to upgrade.
